An application to change the use of existing vacant office space next to Inverness Cathedral has been granted.

The application by Mars Projects had sought the reclassification of the office space at the rear of the ground floor of 6/7 Ardross Terrace to “Class 1a professional services”.

This will allow the space to be utilised for a wide range of potential uses - everything from non-hot food retail to travel agencies, and from funeral homes to clinics.

It is not known what specific use the applicant intends for the site as details were not included.

Listed building consent has also been granted to allow the replacement of windows at the site.

Mars Projects is the company behind previously scrapped proposals for a new riverside nightclub in Inverness.

That had formed part of a joint application to create holiday lets on the upper two floors of the same site.

It appears the company may be continuing to pursue the holiday lets separately.

The change of use now granted applies to up to 420 sq m of space. The front half of that floor is occupied by Circle Health Group’s Inverness Outpatient Centre but would be unaffected by the change in use, as it only applies to the vacant parts of that level.

Mars Projects also owns the temporarily closed Tiger on the Wall restaurant and Strathness House Hotel, which are both located a couple of doors further down the same street.
