Developer replies to objections on controversial plans to build industrial units east of Nairn





The developer behind plans to build industrial units near Balmakeith in Nairn has replied to objections raised over the past months.

CRGP Architects, which acts on behalf of Space MGM LLP with regards to plans to build seven starter industrial units and an access road claimed the area is not designated as greenspace and that the site, privately owned by the applicants, has not been formally accessible to the public.

This was inreply to recent objections by residents and Nairn River Community Council (NRCC) concerning the land on which the proposed development would be built.

In one of several objection comments published on the planning application’s portal, the community council claimed the site as being used by many locals for “dog walking, sitting and enjoying the ambience or just wandering.”

They also highlighted the potential loss of biodiversity and environmental impact on the area, saying that other nearby sites would be more appropriate for the development.

Replying to this, the agent stated: “Some objectors suggest alternative sites for development. However, these options are either outside the Settlement Development Boundary or lack progress toward formal planning approval.

“Grigorhill Industrial Estate lies outside the Settlement Development Boundary and has not been included in the adopted IMFLDP. While the Local Place Plan suggests potential development, no planning applications have been submitted to advance this possibility.

“Other sites within the Balmakeith Industrial Estate are part of the Green Network. No recent or live applications exist for these areas.

“This application represents the only active proposal to develop industrial units in Nairn, aligning with relevant planning policy and providing economic benefits widely supported by the community.

“The Forestry Officer has confirmed that this development can proceed without significant adverse impact on existing trees. The proposed tree planting exceeds the number of trees to be removed for access.

“Unlike a prior application that proposed the removal of most trees on the site, this development prioritises retaining as many trees as possible.”

With 12 public comments in favour and nine against the development, CRGP Architects concluded: “We believe this proposal offers significant benefits to the local economy and complies with established planning policy and guidance.”

The development is welcomed by supporters as a much-needed addition to support small Nairn businesses, whereas objections seek to retain the area as a green space and natural asset.

A comment by R Gordon states: “It is a valuable natural resource in general. I enjoy watching birds in their own environment and this refuge is a haven for them to nest, forage, and shelter. It is a wonderful place which has never been developed, a unique location on the eastern edge of town which has many different habitats for wildlife.”

Objections to the planning application came also from the Local Place Plan Steering Group as well as the Flood Risk Management Team - the latter asking for a Drainage Impact Assessment (DIA) at this first stage of planning before giving consent.

The consultation period for this application is set to close on Monday.
